As resident expectations continue to evolve, multifamily developers and design professionals are being challenged to think beyond traditional amenity offerings and toward more intentionally community-centered environments. This course explores the rise of the “amenity arms race” — a competitive design landscape in which lifestyle-focused features are increasingly defining the perceived value of multifamily communities.
Participants will examine how amenities such as dog parks and relief areas, pickleball courts, putting greens, and curated outdoor recreational spaces are reshaping how residents choose, experience, and remain loyal to where they live. Beyond the physical features themselves, the course investigates how thoughtful site planning and strategic amenity integration can foster genuine human connection, promote resident wellness, and cultivate a stronger sense of community. Attendees will leave with practical frameworks for evaluating and designing amenity programs that are not only market-responsive but meaningfully community-driven.
